In the U.S., almost half of renters are considered “cost burdened.” That’s 22.4 million households who struggle to save, stabilize their families and invest in their communities.

Affordable housing is a start, but building more affordable units means long timelines – and deep pockets.

A program called LIHTC creates 90% of affordable housing. Since the LIHTC’s creation in 1986, the program has led to construction of 3.7 million units.

That’s a lot — but it’s less than one sixth of what we need right now, today. And it took 40 years. We won’t build our way out of this. But what if we didn’t have to?

Breakthrough Rental is an innovative twist on affordable housing: We don’t view our affordable units as a final destination for most families, but as one stop on their journey toward homeownership.

Program families rent from us for two years. During that time, we leverage grants, donations, and other resources to make sure half of what they pay goes into savings. When they graduate, they have the tools, resources and down payment funds to become homeowners.

And when one family moves out, the unit is ready for others to move in.

How does consulting work?

Consulting clients work one-on-one with our Executive Director, Rick Guzman, and with our Chief of Equity and Operations, David Blancas.

We’ll start with a discovery call to learn about your organization, hear the history of your work, and find out how you hope to change and grow.

From there, we’ll develop a plan for training and collaboration. There’s no one-size-fits-all model, but we’d love to learn together which of The Neighbor Project’s lessons and approaches can support your goals—and offer insight as you apply them.

Calls and trainings usually happen over Zoom, but we’re available to visit you in person if appropriate.
